St James House is an exciting development which transformed an existing, unoccupied 3,103m2 office block bought by developers Crosslane Group in late 2015, into a stunning, modern student accommodation in Newcastle city centre.
Patrick Parsons were heavily involved in the scheme with geoenvironmental, civils, structural, M&E, building surveying and party wall services all being delivered. We are thrilled to announce that it has been shortlisted by the Royal Institution of Chartered Surveyors for a RICS North East Award.
With Day Architects appointed and Torsion Group as the main building contractor, the original plan was to create a 140 bedroom, purpose built student accommodation with gym and bicycle store to be completed in an eight month contract – in time for the next influx of students of 2016-17 academic year.
However, upon commencement of works it was discovered that the building contained a large void in the basement level of the building. This space was shrewdly taken advantage of, not only providing six further bedrooms but creating a basement level, housing a cosy cinema room with 55 inch wide screen TV and a common room with pool table and table football. In addition, a stunning ‘come dine with me’ inspired dining room with fully fitted kitchen, dishwasher and TV which students can hire out for private group events! Extra space was also created on the top level by extending in to the eaves providing studios with an upper-floor mezzanine level bedroom.
With the intelligent use of space, the high-quality finish, completion on time and on budget, it is clear to see why St James House has been nominated.
