Patrick Parsons was engaged by Living Space Housing to provide geo-environmental consultancy services for their development on Newlands Road, Luton. The proposed project is for the transformation of a former Rugby Football Club site into 107 low-rise residential properties, including two four-storey apartment blocks with private gardens, access roads, and parking facilities.

Our geo-environmental team conducted a comprehensive ground investigation, utilising trial pits and window samples to cover the entire site. The investigation revealed the absence of made ground, groundwater, and visual contamination. Additionally, gas monitoring wells were installed, confirming no ground gas risk.

Following the on-site investigations, samples were sent to the laboratory for chemical and geotechnical analysis. The findings were consolidated into a detailed phase two report, encompassing a summary of expected and observed ground conditions, results, and recommended remediation measures.

The report conclusively determined that the site posed no risk to controlled water, eliminating the need for remediation in that regard. Furthermore, the chemical suitability of the topsoil was established, allowing for its reuse across the entire site. All samples tested for hazardous waste returned negative results, permitting their disposal in an inner wasteland fill. This comprehensive assessment provided Living Space Housing with valuable insights, ensuring the successful progression of their project on Newlands Road.
