St James House is an exciting development which transformed an existing, unoccupied 1980’s office block into a stunning, modern 148 bed student accommodation in Newcastle city centre.
Patrick Parsons acted as client representatives, completing technical checks and reviews, producing the mechanical and electrical building services specification and design drawings. Intrusive site investigation works were undertaken to determine existing ground conditions. Patrick Parsons also carried out pre-acquisition surveys on the existing building to determine viability of the scheme for change of use to student accommodation.
During construction phase, Cross Lane tasked the team to identify opportunities to value engineer the existing building. The design team rose to the challenge, delivering an additional 27 bedrooms, 30 mezzanine studios, and communal area, in a void discovered during the design stage increasing the total GDV.
The project was completed within budget and in time to welcome the next academic years’ intake of students.
